If you’ve been feeling discouraged by the limited number of homes for sale recently, there’s good news on the horizon. The housing market is seeing a notable increase in inventory, which means more opportunities for buyers to find the perfect home. As Daryl Fairweather, Chief Economist at Redfin, shares:

“Now is the best time to buy in the last two years. Mortgage rates are comparable to what they were two years ago, and prices remain high. However, there is significantly more inventory . . . ”

The number of available homes has grown compared to last year, and even more are expected to enter the market as the season progresses. While this uptick is typical for the busy spring season, it’s especially meaningful right now because of how tight inventory has been in recent years.

Sellers Are Returning to the Market

Homeowners are listing their homes at the most active pace we’ve seen in some time. The number of new listings — homes newly placed on the market — has been steadily climbing in recent months (see graph below):

This increase means more homeowners are making moves, whether they’re upgrading, downsizing, or relocating. And that’s great news for everyone involved in the real estate market.

Many sellers who were hesitant to list their homes in the past few years are now deciding to make a move. This renewed activity is helping to ease inventory shortages and is creating better conditions for both buyers and move-up sellers.

Even more encouraging is that the rise in listings isn’t just a month-over-month improvement — it’s also a year-over-year gain.

According to Realtor.com, new listings in March were 10.2% higher than they were at the same time last year, marking the busiest March for new listings since 2021 (see graph below):

This surge in fresh listings is exactly the kind of movement buyers have been waiting for. With more homes entering the market, you now have a greater chance of finding a property that checks all your boxes — whether it’s a specific neighborhood, floor plan, or must-have feature.

To stay ahead of the curve and ensure you don’t miss out on the latest listings in your area, it’s essential to work with a trusted local real estate advisor.

Bottom Line

If buying a home is on your radar this spring, now is a promising time to begin your search. With new listings growing and more homes to choose from, the market is presenting opportunities that haven’t been available in quite some time.
