Why Buying a Home This Winter Could Be Your Best Move

Let’s face it — buying a home can feel challenging with today’s mortgage rates. You might be wondering, “Should I wait until spring when more homes hit the market and rates might improve?”

2. More Negotiating Power

When homes remain on the market for longer periods, sellers may become more open to negotiating. This can result in better deals for buyers, whether it’s a reduced purchase price or added incentives like covering closing costs or making necessary repairs. Chen Zhao, an Economist at Redfin, notes:

“. . . buying during the off season means less competition from other buyers. That means potentially negotiating a better deal.”

With demand lower in the winter, sellers are often more motivated to work with serious buyers, giving you the advantage to negotiate terms that align with your needs.

3. Lock in Today’s Prices Before They Rise

Historically, home prices tend to hit their lowest points during the winter months. Data from NAR shows that last year, home prices were at their lowest in January, February, and March — right before the spring buying season kicked in (see graph below):

This trend isn’t new. Bright MLS reports that between 2010 and 2024, home prices in January and February averaged 15% lower than during the peak pricing months of June. By buying in the off-season, you may avoid the premium prices that come with the high demand of spring.

Additionally, home prices generally appreciate over time, meaning they tend to rise year after year. If you buy this winter and are ready to make that leap, you’re not only taking advantage of potentially lower prices but also securing today’s price before it increases further in the future.
